How elevator contract negotiation works

Start with a $499 review
Every negotiation engagement begins with a proposal review so we understand exactly what you're being asked to sign and where the leverage points are.

Opt in to negotiation
After you receive your written review, you can reply to opt in. We'll send a short engagement letter that locks in the 11%-of-savings fee — and nothing else.

Daniel negotiates directly
Daniel takes the conversation with the elevator company directly — emails, calls, redlines, vendor pushback. You stay informed; we do the back-and-forth.

Pay only on results
When the negotiated contract is signed, we invoice 11% of the dollar savings we delivered (final number vs. the vendor's original proposal). If we don't save you money, you don't pay.
What the 11% covers
- Direct negotiation with the elevator company on your behalf
- Redlines to maintenance, modernization, and service contracts
- Vendor calls and email threads handled end-to-end
- Push-back on billable extras, escalator clauses, and renewal terms
- Final signed contract delivered with a savings summary
What the 11% does not cover
- On-site inspection (separate engagement)
- Capital planning or portfolio strategy (separate retainer)
- Legal review or contract drafting (we recommend your attorney sign off)

Elevator Insight is independent of every manufacturer and service provider in the industry. We accept no commissions, referral fees, kickbacks, or rebates from Otis, TK Elevator, KONE, Schindler, or any other elevator company.
The 11% negotiation fee is paid by you, the building owner, and is only earned when we measurably lower your costs. Our financial incentive is fully aligned with yours: we make more when we save you more.
